Are you a first time home buyer buying a home in Atlanta these days?  That is great!  It is a great time to buy, Atlanta home prices are down mortgage interest rates are at historic lows and there are a few good deals out there.  However that does not mean that every home for sale right now is a good deal.  You need to proceed cautiously even though this is a buyers market.  Why?  That’s because every deal is not a good deal.  Atlanta first home buyers should not buy a home on impulse without considering all the facts.  Each home that is in consideration to purchase should be weighed on its own merits.  An example of this is let’s suppose you have two homes one right next door to each other.  On the outside and inside they appear identical.  However one home may in a designated flood zone that requires additional expensive monthly flood insurance premiums or the home may have termites that are not visible to the naked untrained eye! There are many times as an experienced Atlanta real estate agent I am called out on a listing appointment to a home where I cannot help the home seller.  The reason I cannot help them is simple – the home buyers purchased the wrong property, and I cannot remedy the situation except by selling it at a price the homeowners will not accept.  I am not the bad guy, they are just in denial, and will pay a hefty price and learn a very valuable lesson.  So why did the owners buy the wrong home in the first place?  The reasons are many!  Impulse, lack of due diligence, they purchased a home without an agent or they purchased a home with a part time friend that dabbles in real estate, and thought they were getting the deal of a lifetime!  They weren’t!  They just did not have all the facts in front of them, or chose not to look too closely at the details!  There is an old saying that says…“Fools rush in where agents dare tread.”  It really defines a lot of what is happening today in real estate.  My Atlanta real estate experience tells me, that not every home is a good deal!  Some are better than others, and some well…not so good- because they will take a long time to sell before it sinks into the homeowners that they made a major mistake when they purchased a particular home or property.

Top Ten Mistakes Home Buyers Make When They Purchased their Home 

1. They did not consider the resale value of the home.  Yes the home rocked their boat, but will it rock the boat of other homebuyers?  What happens if they needed to sell the home quickly?  Life has a way of just happening.  What do you do if there is a job loss, relocation for employment, a prolonged personal illness, or the death of a loved one?  A homes values is limited to what a buyer will actually pay you for your home.
2. They did not do a home inspection when the home was purchased, and there are many major issues that need to be addressed.  Saving $350 dollars they would pay an inspector seemed like a waste of money at the time. (In retrospect it would be a lot cheaper than a new roof, mold or radon remediation or the cost of replacing a failed septic system.)
3. They simply overpaid and purchased the most expensive home in the neighborhood.
4. They did not use an experienced buyer’s agent to represent them in the purchase of their home or they purchased a home directly from the builder overlooking the fact that the builder’s representative that cannot represent them by law since they are already working for the builder. 
5. They overbought and paid for a home they could not afford.  They thought leveraging, and a balloon mortgage would be a good idea since home prices can only go higher.
6. They did not look closely at the neighborhood where they were buying their dream home.  Instead they focused on the inside features of the home such as granite countertops, hardwood flooring, and stainless appliances, but ignored nearby eyesores.  Busy congested roads, nearby highway expansion, active railroad lines, smelly factories and abandoned industrial parks were overlooked because the home appealed so much to them.  
7. Location, location, location was passé to them!  A commute to the country home every evening would be organically fun.  However a few years later reality is sinking in.  Rising gas prices, highway gridlock, inferior schools, fewer local job opportunities, and 2 hour commutes has changed their minds. It is a hard lesson to learn latter in life that schools and test scores do matter.
8. Purchasing a home impulsively without looking at the financial implications.  No money down, lack of equity, and stretching a budget you never looked at can be sobering and very painful.  They purchased a home on impulse instead of strategically looking at an affordable budget.  They neglected to look at life, and make provisions for future needs.
9. They dismissed the advice of their agent, attorney, or home inspector because a friend or family relative told them otherwise.
10. They wanted to purchase the home themselves without the help of others – it would be the adventure of a lifetime.  After all, they could negotiate better for themselves, and negotiate the buyers agent’s commission off the top price of the home or property! Let the adventures begin.

The United States IRS allows you to deduct mortgage interest on your home for the year the interest is paid. So if you have an amortized loan, an ARM or even and interest only loan the good news is that each month’s payment usually has interest paid as part of each monthly loan payment. At the end of the year, you will usually receive a statement from your lender showing you how much interest was paid on your mortgage loan for that year for tax purposes both Federal and state. This is a very substantial subsidy of home ownership.

Also, if you’ve owned and occupied this home as your principal residence for at least two of the past five years you can sell the home and keep up to $500,000 profit on the sale of that home and pay no federal income tax if you are married – and if you are single you are allowed up to $250,000 tax free. This is allowed every 2 years.

Whether you are buying a home out of choice or necessity there are several questions you must ask yourself before proceeding further in your home buying venture. The first few questions asked will require specific answers that will define your search. What must the home have? The style of the home, the numbers of beds, baths, the appointed features, and location are all critical in this answer. The next question is how much will the home cost, and do you think you can afford it?  This is a very in depth question because not only does it deal with the cost to acquire the home, and close on it, but also include the long term payments, and the maintenance costs of that property. The next question is do you qualify to buy that home? Do you have either the cash to buy it outright, the income to qualify and get a loan, the required down payment, and the funds necessary for closing the home?  Lenders are much stricter today than just a few years ago so you will need a decent credit score, a source of funds, and / or a demonstrated verifiable income.  Not to worry, sometimes there are programs out there that can make the home buying process very affordable even over the long term. It has been a tough week for Atlanta luxury home buyers on the high end…because the low listing inventory levels are actually moving the market here rapidly.  When showing exclusive properties in the multi-million dollar range–or for that matter, even one million dollars, the foreclosure banks and/or private owners are demanding to see pre-qualification letters from borrowers and letters from your bank on cash deals. As an Atlanta luxury homes agent, I can personally attest to this.
 
Cash buyers constantly balk at this financing request saying they most certainly can afford the property and they act affronted when asked to produce a letter from their bank verifying funds.  That is a major mistake!  One man said when he bought his Hummer, he wasn’t asked to produce a letter of credit first, he saw all the cars he wanted, then bought the Hummer.  Well, there are some major differences between between purchasing a luxury home, and buying a car.  A car dealer will let me go in and out of cars all day long, day after day, week after week without asking if I can afford to buy.  All I’ll get is a strong sales pitch on what they can do for me as opposed to another dealership.
 
Don’t get me wrong, it’s uncomfortable for me to ask someone about finances no matter how long I’ve been selling real estate (22 years), but I know especially in the Atlanta market that unless I can fax over a letter to the agent representing a luxury property, there is no way I will ever be allowed to show that property.  It was suggested to allow the owner’s agent to accompany the showing and that would assuage the owner’s fears that the seller was indeed qualified.  Unless the other agent is a Vulcan and does a mind meld on the buyer and agent, there is no way the listing agent or seller can determine your ability to purchase.  I’ve had the phrase “gate crasher” or “lookey loo” thrown at me a hundred times when I’ve begged to be permitted to show a property where my buyer does not want to produce a letter or proof of funds.  You will not be asked to produce bank statements, retirement fund paperwork, etc. by anyone other than perhaps your lender.  This proof of funds letter is a broad letter, signed on official letterhead by an officer of your financial institution or bank introducing you to the property owner basically.  Once I have that, view the property and make an offer, the sellers stand up and listen because they understand the ball–namely the cash–is in my court.  I can tell you one thing.  Whenever I’ve had a Atlanta luxury home buyer who wanted to see a property, I’ve usually been given the proof of funds letter before I even had to ask.  When viewing athlete’s homes for example, I am usually asked to send the proof of funds letter not to the listing company but rather to the athlete’s representative as that is his job, to protect and counsel that star.  Conversely, I’ve been contacted by attorneys who represent buyers and they handle all their financial dealings which includes sending a proof of funds letter to the sellers directly.
 
In any event, if you want to see a luxury home in Atlanta, it’s not MY rule or even the other listing agent’s rule that you have proof of funds, you just won’t be allowed on properties where the owners demand a proof of fund letter before viewing, so you’ll just have to forego ninety-five percent of that market. That may defeat your purpose in choosing the best Atlanta luxury home!
